How are your fees structured?

Transparent, plan-based pricing with no hidden fees. Owners can view invoices, payouts, and documents in the owner portal.

How do you screen tenants?

We apply consistent criteria that review credit, verifiable income, rental history, and background checks, in accordance with Fair Housing laws.

Do you handle maintenance requests?

Yes. Our in-house team and approved vendors manage routine and urgent work. We follow owner approval thresholds for non-emergency repairs.

Pet eligibility follows the property's rules. If allowed, we use standardized pet screening and apply applicable pet fees or deposits with a signed pet addendum.

How do owner payments and statements work?

Rents are processed electronically, and owners receive online statements, year-end reports, and document storage through the owner portal.

Can you take over management from another company or from self-management?

Yes. We handle a streamlined onboarding process that includes document transfer, accounting setup, and resident communication.

Do you manage historic homes and small multifamily buildings?

Yes. We regularly manage historic Midtown properties, duplexes, and small multifamily, with vendors familiar with older systems and finishes.

What is your Eviction Protection Guarantee?

Our Eviction Protection program covers the legal costs of an eviction if a tenant placed by our team must be removed for nonpayment of rent. This guarantee is offered at no charge for the first year of management when a new owner signs a 12-month Property Management Agreement. We handle the court filing and attorney coordination so owners don’t face unexpected legal expenses.

What is your Pet Damage Guarantee?

For properties that allow pets, our Pet Damage Guarantee provides up to $1,500 of coverage beyond the security deposit if a resident’s pet causes damage to the home. We also collect pet fees from residents to minimize risk. Assistance animals are not subject to pet fees and are not covered by the Pet Damage Guarantee.

Are these programs optional or included with management?

Both programs are automatically included with eligible properties. Eviction Protection is complimentary during the first year of a new management agreement, and the Pet Damage Guarantee applies to all pet-friendly homes managed by our team.
