These meetings help keep our team aligned so small details are less likely to fall through the cracks.
These daily conversations also help us look at the full picture before making recommendations that affect an owner’s income, including renewal pricing, rent adjustments, vacancy strategy, and tenant retention. Memphis is not a one-size-fits-all rental market. Rent can vary block by block, building by building, and even unit by unit.
That is why we do not rely only on broad zip code averages, automated estimates, or Zestimates when making pricing or renewal recommendations. We look at the actual property: its condition, amenities, location, competing listings, showing activity, tenant history, and current demand. Our local knowledge helps us evaluate what is truly comparable, not just what looks similar on paper.

When a resident submits a maintenance request, we don’t just forward it to a vendor. We review it, determine urgency, troubleshoot when possible, coordinate access, and decide whether it needs our affiliated maintenance company or an outside vendor. We also assess whether an issue is normal wear and tear, owner responsibility, or resident-caused. That distinction protects owners from unnecessary expenses and keeps documentation clear.
We track every issue through scheduling, completion, and invoicing. Our vendor relationships, built over time, help us know who shows up, communicates well, and stands behind their work.
We also complete a walk-through at each lease renewal, usually with the resident present, to catch unreported issues early, before they become costlier repairs.

Every completed work order gets an extra quality-control step. A staff member outside the maintenance team follows up with the resident to confirm the issue was handled and the repair actually solved the problem.

Risk reduction starts before a resident ever moves in. Our screening process includes credit, income, rental history, background information, identification, and supporting documents, with additional verification when something appears inconsistent. Risk management also continues throughout the lease. We monitor lease compliance, track insurance requirements, review resident concerns, document communication, address unauthorized animals or other violations when they arise, and follow proper notice procedures when an issue needs to be escalated.
This is another area where local experience matters. Our team understands the importance of consistent communication, clear documentation, and knowing when an issue requires a reminder, a formal notice, or additional guidance.
