Getting Started
Is 901 Management the same as 901 Real Estate Services?
Yes. 901 Management is the property management division of 901 Real Estate Services. On our website, you may see the name “901 Management” used for property management services. In agreements and legal documents, the Broker may be listed as 901 Real Estate Services.
What does 901 Management do for rental owners?
901 Management provides residential property management services for Memphis-area rental owners, including marketing and advertising the property, showing the property, screening applicants, preparing and executing leases and renewals, collecting rent, enforcing lease terms, coordinating maintenance and repairs, and providing monthly accounting statements.
Who is 901 Management best suited for?
901 Management is a good fit for rental owners who want a local team handling the day-to-day details of leasing and management. Many of our owners are out of town, hands-off, or managing one to a few rental properties and want professional support with communication, maintenance, screening, and resident issues.
Can 901 Management help if I already have a tenant in place?
Yes. In many cases, 901 Management can take over management for a property that already has a resident in place. Our team will review the lease, property details, resident information, owner expectations, and any current issues before taking over management.
Can 901 Management help if I am switching from another property manager?
Yes. If you are switching property management companies, we can help you understand the transition process, what information we need, and how to move management over as smoothly as possible.
What areas does 901 Management serve?
901 Management serves Memphis and surrounding areas, including Downtown, Midtown, East Memphis, Cordova, Bartlett, Germantown, Collierville, Mud Island / Harbor Town, and Lakeland.
Does the owner need to provide property information before management begins?
Yes. Accurate property information helps 901 Management market, manage, and lease the property correctly. Owners should disclose important property details, HOA rules, fees, move-in or move-out requirements, policies, and other information that could affect management or tenancy. The agreement requires owners to inform Broker of known fees, charges, rules, or HOA policies that may apply.
Leasing & Showings
How does 901 Management market rental properties?
901 Management markets rental properties with a combination of professional presentation and broad online exposure. We take professional photos for our listings and can also use virtual staging when helpful to better showcase the space. Depending on the property and package selected, we can also offer additional marketing items such as floor plans, 3D tours, and video content.
Once the property is ready, we advertise it on our website and across 30+ third-party rental sites to help maximize visibility. We also manage inquiries, coordinate showings, screen applicants, and guide the leasing process from marketing through lease signing.
Does 901 Management use live agent showings?
Yes. 901 Management uses live agent showings rather than self-showing lockboxes. Prospective residents can schedule showings online, but the showing is led by one of our leasing agents for a more personal and secure experience.

Why does 901 Management avoid self-showings?
We believe live agent showings provide better oversight, better feedback, and a more secure experience for owners and prospective residents. Having an agent present also gives us a better opportunity to answer questions and observe the showing experience.
How long does it take to lease a rental property?
Leasing time depends on pricing, condition, location, seasonality, availability, and market demand. Correct pricing, strong photos, accurate information, and quick showing availability can all help improve leasing performance.

When should a property be listed for rent?
A property should usually be listed when it is close to being ready for showings and move-in. Listing too early can create lead frustration, scheduling delays, and lost momentum if interested renters cannot see the home or move within a reasonable timeframe.
Does 901 Management recommend repairs before listing?
Yes. If a property needs repairs, cleaning, paint, safety items, or other preparation before it can show well, we may recommend completing those items before active marketing. Better presentation can improve renter interest, showing quality, and leasing performance.
Resident Screening
How does 901 Management screen residents?
901 Management reviews applications carefully and looks at multiple factors, including credit, income, rental history, background information, eviction history, and other screening criteria. The goal is to reduce avoidable risk and place qualified residents who are more likely to meet lease obligations.
What credit score does 901 Management require?
901 Management’s current screening criteria generally require a minimum credit score of 625, along with other qualification standards. Screening requirements may also consider income, rental history, background, and property-specific circumstances.
How much income does an applicant need?
Our general income requirement is typically three times the monthly rent. If the applicant also has a mortgage payment, a higher income standard may apply.
Does 901 Management allow co-signers?
Co-signers may be considered in some situations, subject to screening criteria and approval requirements.
What happens if an application looks suspicious?
901 Management takes application fraud seriously. If information cannot be verified or documents appear inconsistent, our team may request additional documentation or independent verification before making a decision.
Does 901 Management follow Fair Housing guidelines?
Yes. 901 Management follows Fair Housing guidelines and applies screening criteria consistently. Applicants are evaluated based on rental criteria such as credit, income, rental history, background information, eviction history, and other applicable requirements — not personal characteristics protected by fair housing laws.
Federal Fair Housing laws prohibit discrimination in housing based on race, color, religion, sex, disability, familial status, or national origin.
Can an owner choose who they want to approve?
Owners may have input about their property, but resident screening must be handled consistently and in compliance with Fair Housing requirements. 901 Management uses written screening criteria to help protect owners, applicants, and the management process.
Maintenance & Repairs
How does 901 Management handle maintenance requests?
901 Management coordinates ordinary repairs necessary to maintain the property in habitable condition. Residents submit maintenance requests, and our team reviews the issue, coordinates vendors when needed, communicates with the owner when approval is required, and follows up to help move the repair forward.
Does 901 Management need owner approval for repairs?
Owner approval is required for non-emergency repairs exceeding $500. For emergencies affecting safety or habitability, 901 Management may authorize repairs without prior owner approval.
Who coordinates vendors?
901 Management coordinates with vendors for maintenance requests, repairs, and owner-approved work. Our team helps communicate the issue, schedule access, review updates, and follow up as needed.
Can owners use a home warranty?
Owners may request that 901 Management use a home warranty for repairs, but there is a $45 charge per claim. Owners must provide the warranty company information, policy or account number, and a copy of the policy. 901 Management may use approved vendors instead if the warranty would cause unreasonable delay or inconvenience to the resident.
Does 901 Management offer an HVAC filter program?
Yes. Owners may elect to participate in the annual HVAC filter program for $195 per HVAC unit, which includes twelve filters per year. If an owner does not participate, the owner remains responsible for providing properly sized filters annually.

Leasing fees and third-party costs are non-refundable, and the guarantee is available only once per owner.
What is the Eviction Protection Guarantee?
The Eviction Protection Plan is available for residents screened and placed directly by 901 Real Estate Services.
