Owner Advantage
Whether you’re a brand-new property investor in Memphis, own multiple houses, or condos, or own a multi-family property, 901 Real Estate Services has the team and talent to keep both you and our residents happy.
REALTOR® commission
We give a $300 referral fee to licensed REALTORS® who show one of our properties to anyone who then rents the unit. This commission is included in our standard leasing fee and is not an additional cost to our owners. Single family properties only.
Eviction Protection Program
While 99% of our residents are amazing tenants, every once in a while it becomes necessary to evict someone. Each owner has the option to enroll in our Eviction Protection Program, which pays for the costs of attorneys’ fees, court costs, an eviction lockout crew, and a locksmith.
Cancel Anytime With 30 Day Notice
If at any point you are dissatisfied with your service, you may cancel your Ownership Agreement with 901 Real Estate Services with a 30 Day Notice.
21 Day Rental Guarantee
We guarantee that we can find a quality resident for your home in 21 days, or the first two months of management are free.
To qualify for this guarantee:
- Your property must be vacant and ready for residents (i.e. clean, repairs and renovations completed, cable installed, etc.).
- You must allow approved pets (maximum of 2).
- 901 Real Estate Services must have the final say on the rental price.

Free Leasing Guarantee
901 Real Estate Services guarantees that if any resident that we’ve screened and moved in doesn’t complete their full 12-month lease (excluding members of the military), we won’t charge the owner a leasing fee or REALTOR® commission to find a new resident.
Pet Damage Guarantee
We recommend that all properties we list are pet friendly, and 901 Real Estate Services offers a Pet Damage Guarantee to our owners, as well as collecting pet fees from our residents. If a resident’s pet damages a unit and the repairs go beyond what the security deposit covers, we will pay up to $1,500 over the deposit amount. (Please note that assistance animals are not subject to pet fees and are not covered by the Pet Damage Guarantee).
Resident Benefit Package
Each one of 901 Real Estate Services’ residents receives a benefits package at no additional cost to the property owner. These packages are not only great for the renter but provide insurance coverage for the owner, as well as rewarding residents for on-time rent payments. Each package includes:
• $100,000 Tenant Liability Insurance Coverage
• $10,000 Renter’s Content Coverage
• Resident portal for maintenance, payment options, and electronic statements.
• Free credit reporting for all rental payments made during this lease to all three credit bureaus.
