Application Process

You’ve found your home, and you’re ready to apply! For the most efficient turn-around time, please check out our qualifications and documents to apply.

Please be prepared to pay the application fee as outlined in the property listing. We conduct a CREDIT CHECK, RENTAL HISTORY VERIFICATION, AND BACKGROUND SCREENING on all occupants age 18 and older that will be residing in any of our rental properties. In addition to this rental application, you will also be required to provide a copy of a valid form of identification (government-issued photo I.D.) and proof of income. Please have these ready to upload before beginning. (The application may time out if there is a delay in uploading.)

To complete this rental application, you must be prepared to provide 3 years of residential history as well as contact information for your rental references. You will also be asked to provide information on your monthly income.

Please note that most properties require that the applicant’s combined gross income is at least three (3) times the monthly rent amount.

Each resident age 18 and older must submit a separate rental application.

Income

A gross household income of 3x the monthly rent.

Credit Score

A favorable credit score and no open bankruptcies.

Leasing History

No previous evictions or unpaid rent.

Background History

Employment verification and Criminal Record.

Social Security Card or Number

We also accept:

  • Bank statements with account holder name visible for the last 30 days showing direct deposit from employer (Please note screen-shots that do not include account holder name will not be accepted).
  • Most recent W2 if from the current employer.
  • Tax returns and last 3 months of personal bank statements with account holder name visible or last 6 months of personal bank statements with account holder name visible if self-employed (Please note screen-shots that do not include account holder name and business bank statements will not be accepted).
  • Verification of employment with income completed.
  • Offer letter/contract on letterhead signed by the employer if starting a new job.
  • We accept all forms of payment from those who meet our qualifications.

Make sure to complete your application from start to finish in one sitting to ensure your information is received. Any applications that come through incomplete will not be reviewed or processed. There is a non-refundable application fee of $55, which at any time within 30 days of submission can be transferred to any other available property if any changes occur.
